I write regarding the persistent damp and black mould in the bedroom and bathroom of the above property, first reported on 14 November 2025 and unresolved at the date of this letter.

The property is not fit for human habitation within the meaning of Homes Act 2018 s.9A and you remain in breach of your repairing obligation under LTA 1985 s.11.

I require a written response and a scheduled inspection date within 14 days of receipt.
